Europolis entered the Czech Republic in 1997 and opened a regional office in Prague in 2001. The company was the first mover among institutional investors to offer top-quality office space to international clients. With present real estate investments of around €300 million, Europolis’ portfolio is one of the largest in Czech Republic. Europolis has been active as a real estate developer and asset manager and currently manages four “Class A” office buildings in Prague, as well as one shopping centre in Teplice and one in Mladá Boleslav. Its nationally and internationally recognized tenants include companies like Deloitte, Siemens, Procter & Gamble and Sun Microsystems. All office buildings are built in the style of modern timeless architecture and offer everything a company needs to motivate employees and satisfy customers: modern technology, flexible design and air conditioning, as well as areas for coffee-breaks and informal meetings.

Due to the large amount of office buildings in Europolis’ portfolio and the company’s future expansion plans in best locations, tenants can easily expand or move within the portfolio. Europolis is renowned for providing value for money, in addition to constant maintenance and investment in its buildings to keep them up to date. Moreover, Europolis follows up on its principle of maintaining a close relationship with its tenants by actively managing the properties through its own local asset management companies.

The biggest developments of Europolis in the Czech Republic are the Danube House and Nile House office buildings, which form part of the River City Prague development project. The buildings utilise sustainable and environmentally friendly concepts, using half the amount of energy of a comparable product, and are easily accessible by car and by public transport. The high design quality and riverside location close to the city centre have already attracted internationally and nationally recognised companies. Both buildings have received numerous international and national awards. The construction of the next office building of River City Prague, Amazon Court, will start in the middle of 2006, and will provide another 21,000 m² of office space.

Europolis — established in 1990 — has become one of the leading commercial real estate companies in the CEE region thanks to the full support in its strategy by its investors Investkredit Bank AG, European Bank for Reconstruction and Development (EBRD) and DIFA Deutsche Immobilien Fonds AG. Its core values include professionalism, transparency and a high standard of quality, guaranteeing tenant satisfaction at every level. The company has built up high-quality portfolios, as confirmed by numerous national and international prizes. At the end of 2005 the total value of the portfolios managed by Europolis amounted to approximately €1.2 billion and will increase to about €2 billion by 2007.
